Nine projects · Nine objectives

The market isn't the risk. The wrong project is.

Nine developments across Dubai and Abu Dhabi, each built for a different outcome. Begin with the result you're buying for, and the shortlist writes itself.

Why buyers stall

Choosing rarely costs you. Waiting almost always does.

Prices rise and somebody calls it a bubble. A headline lands and somebody else explains that headlines are exactly why capital moves here. So the decision gets pushed to next quarter — not for lack of funds, but for lack of a clear read. Meanwhile the people who bought last year are the ones holding the growth.

Seasoned investors stop forecasting the market and start reading its mechanics: what's in the supply pipeline, which developers actually hand over on the date they announced, and which areas are genuinely undersupplied rather than simply oversold to buyers who can't tell the difference.

"Have I missed it?" usually means you're studying where the growth already landed — not where it's forming next.

None of which means every project performs or every year climbs. It means the risk is knowable, provided you're measuring the right things.

Thirty seconds, from us

Hear it straight, before you read a single brochure.

Where the money is actually moving in Dubai and Abu Dhabi right now, and why the answer changes depending on what you're buying for.

Sound off

The short version

Three things decide it. Price per square foot isn't one of them.

Price per square foot is the figure everyone quotes and the one that explains least. It tells you nothing about what's being built next door, whether the developer delivers on schedule, or who you'll be selling to in three years.

Each needs context to mean anything, which is why they're worth a conversation rather than a caption.

Choose by objective

Start with the outcome you want.

These nine aren't a ranked list — they do genuinely different jobs, from AED 666K to price-on-request. Pick the one that matches your objective and we'll send the full breakdown for it.

Lowest entry point The Archive by Imtiaz — tower at dusk in Dubai Land Residence Complex

The Archive

Imtiaz · Dubai Land Residence Complex

From AED 666KStudio · 1–3 bed

A library at the centre of the building — two storeys, ten thousand books, a Writer's Room and a rooftop Reading Salon. Fully furnished, and the cheapest way into a design-led Imtiaz address.

  • 1-bed avg AED 1.15M · 2-bed AED 1.65M · 3-bed AED 2M
  • B+G+3 podiums+13 floors · handover Q3 2028
  • 50/50, or 60/40 post-handover at ~1.1% monthly
  • EOI from AED 50K studio · 80K 1-bed · 100K 2-bed
Scarcity-led growth Palm Central Private Residences Frond N — aerial view of the beachfront enclave on Palm Jebel Ali

Palm Central Private Residences, Frond N

Nakheel · Palm Jebel Ali

From AED 2.7M1–4 bed · townhouses

Beachfront stock is roughly five to six per cent of Dubai's apartment supply. This is Nakheel — who built Palm Jumeirah — on an island twice its size. Scarcity is the entire thesis here.

  • Apartments 827–3,279 sqft · townhouses 3,990–5,041 sqft
  • 20% down · 70/30 plan · handover Q3 2030
  • Three low-rise buildings, private beach and cabanas
  • Dedicated 5 km highway to Sheikh Zayed Road
Trophy waterfront Infinity Island Villas — detached villas on their own island at Ramhan Island

Infinity Island Villas

Eagle Hills · Ramhan Island, Abu Dhabi

Price on request3–6 bed villas

1,060 detached villas on their own islands, separated by swimmable water channels 70 to 100 metres wide. Every home has private beach access and its own pool. There is nothing comparable at this scale in Abu Dhabi.

  • 3,369–9,106 sqft · Standard and Grand collections
  • 10% down · 50/50 plan · handover Q4 2029
  • Marina precinct: 170 berths, yacht club, 120-key hotel
  • 10 min Yas Island · 15 min Abu Dhabi airport
Low deposit Samana Portside — twin residential towers at Downtown Jebel Ali

Samana Portside

Samana · Downtown Jebel Ali

From AED 1.1M1–2 bed

A 10% deposit and the rest spread monthly. Jebel Ali is an employment zone before it is a residential one — around 135,000 free-zone jobs sit within minutes of the plot, which shapes the tenant profile.

  • 623–933 sqft · selected units with private plunge pools
  • 10/90 PDC or 15/85 non-PDC · handover circa Q3 2029
  • Near JAFZA, Expo City and Al Maktoum International
  • Convertible 1-to-2 bed layouts on selected units
Rental yield Samana Greenfield 2 — curved-balcony tower at dusk in International City 2

Samana Greenfield 2

Samana · Al Warsan 4, International City 2

From AED 900K1–2 bed

An established community rather than an emerging one — infrastructure already functioning, tenants already there. That shortens the gap between handover and the first rent cheque.

  • Convertible layouts — 1-bed units that flex to 2
  • Private pools on selected residences
  • Phase one ran 1% monthly with a low booking deposit
  • Payment plan and handover to be confirmed at launch
Long-term stability Suggested Golf Trails at Emaar South — poolside terrace overlooking the golf course at sunset

Golf Trails at Emaar South

Emaar · Dubai South

From AED 1.25M1–3 bed

The conservative end of the range. A master developer, an 18-hole championship course, schools and retail already inside the masterplan — and Emaar's handover record is the reason to be here rather than the golf.

  • Overlooking a full 18-hole championship course
  • 5 minutes to Al Maktoum International, near Expo City
  • Handover circa 2030 · limited 3-bed townhouses released
  • Deepest resale market of any Dubai developer
Resale liquidity Suggested Selvara at Grand Polo Club and Resort — contemporary villas with covered parking

Selvara at Grand Polo Club & Resort

Emaar · Dubai Investment Park 2

From AED 5.67M3–5 bed villas

For buyers who want an exit option rather than a hold. Emaar villas carry a documented per-square-metre premium on resale, and the equestrian masterplan has no direct equivalent in the city.

  • 4-bed from AED 7.27M · 5-bed from AED 9.93M
  • 10% down · 80/20 plan · handover circa Q2 2029
  • AED 41bn masterplan · three polo fields, 6,600+ homes
  • Minutes from Al Maktoum International
Fastest to income Suggested Sunset Bay by Imtiaz — curved-balcony beachfront tower on Dubai Islands

Sunset Bay

Imtiaz · Dubai Islands

From AED 1.69M1–3 bed

The shortest wait on this list. Beachfront on Dubai Islands with handover inside the year, which means rental income starts years before anything else here — and Imtiaz was the first developer to hand over on the island.

  • Handover Q4 2026 · 60/40 payment plan
  • Beachfront position on a freehold island
  • Short-let demand from the Dubai Islands hotel pipeline
  • Sister phases 2–5 available for comparison
Space per dirham Suggested Reportage Hills — aerial view of the townhouse community and pool deck in Dubailand

Reportage Hills

Reportage · Dubailand

From AED 2.59M3–5 bed townhouses

A family townhouse rather than an apartment, at apartment-adjacent pricing. Reportage discounts heavily for larger upfront payments, so the entry number moves considerably depending on how you pay.

  • 902 townhouses · 20 minutes to Al Maktoum International
  • Plans from 20/10/30 through to 10/90 · handover Q4 2028
  • Resale permitted once 40% of value is paid
  • Ask about the cash-payment discount before booking

Not sure which one fits? That's the usual starting point. Tell us the objective and the timeline and we'll tell you which of the nine actually fits — including when the honest answer is none of them.
